A POWER OF ATTORNEY: PREPARATION AND SIGNING AT THE NOTARY’S OFFICE
In case you are unable to personally attend or carry out certain procedures, you can appoint another person by power of attorney, who will then be able to act on your behalf.
● In Spain: 300 € + IGIC (VAT)
● Outside Spain (EU): 500 € + IGIC
WITHDRAWAL OF THE ORIGINAL TITLE DEEDS FROM THE NOTARY, MODEL 600 AND REGISTRATION
The Title Deeds are signed at the notary, but after signing them, we are not ready yet, there is more paperwork to be done.
It is not a legal obligation to register your property at the Property Registry but we strongly recommend you to do that.
After signing the Public Deeds and after paying all your taxes including model 600 which is the transmission tax, you are the 100% legal owner of your new property.
● Withdrawal from the notary’s office, tax office and registry:
500 € + IGIC
● Model 600 (transmission tax):
350 € + IGIC
RESERVATION AGREEMENT
When you make an offer on a property in Spain and the seller accepts your offer, it is a normal procedure to be asked to sign a reservation agreement between buyers and sellers (Contrato de Reserva), Subsequently, pay a reservation fee, to secure the property and take it off the market.
The usual reservation fee is 10% of the purchase price.
Of course, the price must always be agreed upon by both parties.

PREPARATION / PAYMENT OF FORMS 211 AND THE PLUSVALÍA
The form 211 and the Plusvalía are taxes to be paid by the seller. In case you are selling your property in Spain, and you are not a tax resident, a 3% (payable by form 211) will be withheld from the selling price.
The Plusvalia is a tax to be paid over the increase of the land value during a certain period.
Both the 3% and the amount to liquidate the plusvalía will be deducted from the payment to the seller and we will make sure these payments are made in the right way, because if the seller is not a fiscal resident and these payments are not done properly, they may end up with you later.
● Model 211 + Plus-Valia: 350 € + IGIC
NIE NUMBER
In order to carry out any economic or tax operations in Spain, such as buying or selling a property, registering and paying taxes in general, buying or selling a vehicle or obtaining a driver’s license, or even establishing a new company, it is necessary to first obtain a NIE number, which stands for “Identification Number for Foreigners”.
● 100 € + IGIC per person
● 150 € + IGIC per couple
CHANGE OF UTILITIES
Once the public Title Deeds are signed at the notary, all utilities like water and electricity, the community fees, the annual council tax and rubbish collection fees must also be amended into the new owner’s name with the corresponding bank account number to set up the direct debits.
In 98% of the cases a bank account of the country of origin can be used for this.

CAPITAL GAINS TAX
The non-resident seller is obliged by law to pay 3% over the purchase price (withholding tax) which will be normally retained by the buyer who will take care of the payment to the tax authorities.
In case the 3% is less than the tax to be paid an additional payment has to be done to complete the total amount of the CGT (19% or 24%).
● Capital gains tax: from 350 € + IGIC (depending of the case)
